Need advice please 

$200k purchase

Need some but not a lot of  rehab

ARV $320k ish for the area because the falling market but it hasn't fallen but this number is just to be safe on the ‘low, high' end

    @Pafoua Vang Xiong From a quick numbers prospective this could be a grandslam flip but from an experienced investor prospective I question your numbers. "need some but not a lot of rehab" - that doesn't instill confidence in a rehab budget or factor for surprises. Unless you know the project specifics already I'd be getting quotes to back up the rehab budget. Florida is hot, literally, so I wouldn't pass up an opportunity with a spread that big. The markets will heat up again in the spring and it will be gone.
