I net after PITI and management expenses about $1100.

What made you interested in investing in this type of deal?

Kept my old primary instead of selling.

How did you find this deal and how did you negotiate it?

I found this property originally in 2014. off market found through a friend.

How did you finance this deal?

hard money, renovation, then refinanced to conventional.

How did you add value to the deal?

full remodel and addition.
