Purchase price: $305,000
Cash invested: $45,750
Sale price: $405,000

Bought this property from a distressed seller. Put about $40k rehab in it, full kitchen, bathroom, flooring, paint, exterior landscape, baseboards, etc. and sold it for a profit.
