We bought a single family residence at a discount in the height of the market.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $260,000
Cash invested: $200,000

3 bedroom house in nice neighborhood just east of the downtown core.

What made you interested in investing in this type of deal?

House needs work so we got a good price on it and inherited a tenant.

How did you find this deal and how did you negotiate it?

On the MLS, I was able to discern information about the seller that allowed for negotiations.

How did you finance this deal?

Cash out refinance on our primary residence.

How did you add value to the deal?

Forthcoming replacement of windows, siding, and trim, painting.

What was the outcome?

Yet to be determined.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Bought through my LLC and used myself as the agent.
