Invested and sold real estate in Japan without being a Japanese citizen.

Investment Info:

Large multi-family (5+ units) buy & hold investment.

Purchase price: $2,000,000
Cash invested: $20,000
Sale price: $2,500,000

The property was a multi-family property with 15 units and 2 businesses in the first floor. It was a 15 year old building, with cashflow above 10%

What made you interested in investing in this type of deal?

The cashflow as well as the small down payment.

How did you find this deal and how did you negotiate it?

I found this deal through a friend.

How did you finance this deal?

Through a bank.

How did you add value to the deal?

I managed the property closely.

What was the outcome?

The property was a cash machine for many years, but I had decided I wanted to leave Japan and needed to sell the property to exit properly.

Lessons learned? Challenges?

Managing a property in Japan while not reading Japanese fluently was difficult. I need to rely heavily on an excellent Japanese lawyer/friend.
