Single-family residence fix & flip investment.

Purchase price: $192,000
Cash invested: $224,000
Sale price: $254,000

Fix and Flip. 10% ROI in 3 months. 40% ROI annualized.
Only bought this one to help someone out. Wasn't looking for massive returns.

converting the bathroom was a fun project, and worked out better and more cost effective than hoped!
Poor timing on listing, held up do to contractor workload
