Small multi-family (2-4 units) buy & hold investment.

Purchase price: $450,000
Cash invested: $135,000

This duplex purchased is setup as a co-living. There are a total of 13 bedrooms and 6 bathrooms.

What made you interested in investing in this type of deal?

Turnkey ready

How did you find this deal and how did you negotiate it?

My friend's real estate agent shared she was working with a seller on a off-market deal.

How did you finance this deal?

DSCR

How did you add value to the deal?

I made some cosmetic updates with paint, cleaning, and addressing minor issues.

What was the outcome?

I have 11 renters and 2 vacancies. My cashflow is about $2900 and will continue to grow.
