Bigger Pockets Rental Property Tool - Calculating Cash Flow

Hello All! Rookie question here. How does the Bigger Pockets Rental Property Tool Calculate Cash Flow increase from year to year? As far as I can tell the only increase year to year should be the percentage you have set for rent increase. I'm using the default 2% in this scenario, but it looks like the first year the cash flow increases 9% in the graph output. Please see attached image. I'm sure I'm missing something simple here- any input is appreciated!
