Looking into purchasing a SFR but making it my primary residence until I get something built on land my wife and I purchased. We live in a college town and could rent it for $1200-$1500/month afterwards. This would also start our investing journey!

This house is a 3bed 3 bath about 2 blocks away from campus. Asking price is $155K. House looks updated from online pictures so maintenance is hopefully minimal. 

We plan on going to look at this house tomorrow so I’m looking for advice on this deal. Especially those that rent to college students since it will most likely be rented out to students.
