[Calc Review] Help me analyze this deal

Hello All,
Peter Piper here. I am new to real estate investing. I currently work in the restaurant industry and a multi-unit manager so data analysis is in my blood. The above link is a property that I found in my local and believe it might be a good first start into the real estate industry. However, for some reason the profit at sale seems to be skewed somehow or this is just a bad deal and I'm glad I signed up for bigger pockets. I did my best to estimate all of my costs. I even have DSCR quote that I'm using for loan information. The loan information is the only area that I believe I may have messed up as I put the total fees from the quote ($6799.91) as the points but I'm pretty sure that would be incorrect. Please advise and have a blessed evening.
