Waited 20 years to do my First flip

Investment Info:

Single-family residence fix & flip investment.

Purchase price: $190,000
Cash invested: $62,000

On market as of 11/30/2024. Receiving lots of interest and good feedback but no buyer yet.

What made you interested in investing in this type of deal?

I have wanted to flip since the early 2000's but never could due to extenuating circumstances. The timing and the property where perfect to get my feet wet. Now im obsessed

How did you find this deal and how did you negotiate it?

Off market property. I made a low offer and it was accepted. We closed about 3 weeks later.

How did you finance this deal?

Self financed

How did you add value to the deal?

Made a dilapidated house into a gorgeous family home!

What was the outcome?

On market and waiting for the right buyer

Lessons learned? Challenges?

I will have a contractor do most of the work from now on

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I met a contractor through the project that's become a solid 1st call for my next flip and a good friend in the process.
