Investment Info:

Single-family residence wholesale investment in Richmond Hill.

Purchase price: $79,000
Sale price: $110,000

This property was a steal, we was able to run comp supporting ARV and gave multiple exit strategies for new and experienced investors. this property was brought to us by a mutual connection in real estate. While we planned to hold this property in our portfolio, the rehab was out of out wheel house. With connections in the city we was able to find a cash buyer in no time keeping the closing date for the seller.

What made you interested in investing in this type of deal?

This deal multiple uses for almost any type of investor, giving us the flexibility we were looking for.

How did you find this deal and how did you negotiate it?

This deal was brought to us by mutual real estate investor that knew as agent investors we would work to assist the homeowner in their living situation.

How did you finance this deal?

This deal 100% financed by the end buyer leaving us with no money in the deal.

How did you add value to the deal?

We added value by providing accurate comps, multiple exit strategies and guidance throughout the rehab process.

the outcome was a clean sale.
