Investment Info:

Single-family residence fix & flip investment.

Purchase price: $180,000
Cash invested: $88,968
Sale price: $320,000

Purchased this property as a fix and flip deal. The property needed new floors, updates to the kitchen and bathrooms, new windows and a new roof.
During the renovation, we also did some minor landscaping next to the property in order to increase curb appeal. There was a ditch to the side of the property and a neighbor had dog cages at the lot line. We installed some low shrubs in order to cover both the ditch and dog cages.
Marketing took longer than expected, but got over underwritten ARV.
