How did you find this deal and how did you negotiate it?

Wholesaler

How did you finance this deal?

PML

How did you add value to the deal?

3:1 to 3:2

Lessons learned? Challenges?

PML can be too costly at times. Will avoid if possible in future deals or find a more reasonable option.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Not at the moment

Quote from @Jeremy Horton:

Awesome to see the BRRRR method play out. So you essentially bought at 33% of the ARV. That's wild.

What's the exit strategy? How's the location?

Buy and hold long term strategy for me. Location isn't the best tbh(most avoid the zip code but there's some pockets that are decent) I will pull the max out (~15k and a 108k mortgage) cashflow will be sub 200/m but that will obviously grow and 7-10 years looking at 600-700 monthly cashflow with annual increases.
