Hey everyone,

I'm an active out-of-state investor focused on the Birmingham, AL market. I'll be in town from June 28th to July 4th and I'm looking to connect with local professionals who understand the BRRRR strategy, Section 8 requirements, and have deep knowledge of the best (and worst) zip codes and neighborhoods to target. My goal is to continue acquiring and renovating about 2 properties per month.

Here’s who I’m looking to meet:

👉 Contractors – I need reliable, experienced contractors who can handle full rehabs and understand Section 8 inspection requirements. I value contractors who are detail-oriented, can stick to budgets and timelines, and have experience working with investors on multiple projects. Familiarity with the nuances of Birmingham’s housing stock is a huge plus.

👉 Real Estate Agents – I'm seeking agents who live and breathe Birmingham, know the prime zip codes (and streets), and can help me identify properties that make sense for BRRRR. I especially need an agent who can spot high cash-flow opportunities and negotiate effectively on my behalf. Off-market experience or strong local networking is a plus.

👉 Property Managers – I’d like to build relationships with property managers who understand the Section 8 process and can help me place tenants quickly and manage my portfolio efficiently. Experience in managing rentals in my target areas is essential, especially with an eye on maintaining high occupancy and keeping maintenance costs under control.

👉 Wholesalers – I'm looking to connect with wholesalers who specialize in off-market deals and understand what makes a property a great BRRRR candidate. I need someone who knows how to find properties in the right zip codes with enough upside after rehab to make sense for cash flow and long-term equity.

👉 Private Money Lenders – I’m interested in building relationships with private lenders who are comfortable funding rehab projects in the Birmingham area. I’d love to discuss terms that can help me scale quickly and efficiently as I continue to expand my portfolio.

If you’re a pro in any of these areas or know someone who is I’d love to connect while I’m in town. Let’s grab coffee or hop on a call to see how we can work together.

Thanks so much in advance! Looking forward to connecting with the Birmingham investor community!

Hey Jordan, I am a licensed contractor, and licensed real estate agent. I know the areas that are appreciating, good for rentals and the areas to stay away from in Birmingham and surrounding areas. I also have connections with hard money lenders. I live, buy / sell, invest and rehab in Birmingham AL, and experienced in the BRRRR method. I would love to connect and discuss the possibility of working together.

I look forward to connecting.

Thank you, Shane Dreffs

Hey Shane, thank you for reaching out. Yes let's connect. I will message you now and looking forward to possibly meeting at the end of the month

Awesome to see the BRRRR method play out. So you essentially bought at 33% of the ARV. That's wild.

What's the exit strategy? How's the location?

Buy and hold long term strategy for me. Location isn't the best tbh(most avoid the zip code but there's some pockets that are decent) I will pull the max out (~15k and a 108k mortgage) cashflow will be sub 200/m but that will obviously grow and 7-10 years looking at 600-700 monthly cashflow with annual increases.

@Jordan Wolff Great numbers! What attracted you to buy and do a gut rehab on this property? Are you from Montgomery? Do you have family or friends there?

Are you renting to a Section 8 tenant? The FMR for a 4 BR in this zip code is $1,580.

Thank you! I think Montgomery has a lot of potential. Not from the area, yes renting section 8. I'm expecting a more conservative rent for it at 1400 but hoping for more. After pml, and refi 75% I will be all in for ~100k leaving ~13k in the deal for ~$460/m cashflow. if I get the $1580 that would be even better!

Hi All! I am looking to dive heavily into the Montgomery, AL territory and am trying to make as many connections with good people that work, invest, manage that area. The plan is BRRRR for long term holds, currently have one property but looking to add much more. I have warm connections for PM, contractors, and lending but really looking for any recommendations active investors currently have. Thank you!
