@Jordan Wolff Great numbers! What attracted you to buy and do a gut rehab on this property? Are you from Montgomery? Do you have family or friends there?

Are you renting to a Section 8 tenant? The FMR for a 4 BR in this zip code is $1,580.


 Thank you! I think Montgomery has a lot of potential. Not from the area, yes renting section 8. I'm expecting a more conservative rent for it at 1400 but hoping for more. After pml, and refi 75% I will be all in for ~100k leaving ~13k in the deal for ~$460/m cashflow. if I get the $1580 that would be even better!
