Small multi-family (2-4 units) buy & hold investment.
Purchase price: $300,000
Cash invested: $90,000
Gut renovated this lovely little duplex in Buena Vista Heights area of Nashville. New kitchens, baths, HVAC, the works. Each unit has its own fenced in yard for pets, a must here in Nashville with most young folks. Next year we'll landscape the back and add a large deck off the living room. Always asset managing and improving to keep up with market rents.
What made you interested in investing in this type of deal?
I own a lot of these small multifamily in the city. It's been a great sweet spot for offering affordable rental units that are in high demand. Highly rentable. Property is squarely in the path of growth.

MLS. I am a realtor. Property was ugly, needed everything (my favorite).
