[Calc Review] Help me analyze this deal

Hi, I'm new to BRRRR, and I'm confused by this deal. I can get all my capital out of this deal... but there will be negative cash flow once refinanced because the rents aren't high enough. On the surface it seems like a great opportunity to pick up a property in an appreciating B-neighborhood, but should I be concerned about the initial negative cash flow?
