Duplex deal on table, advice on getting funds?

I have a good duplex deal here on the table in Indiana.

3 duplexes in ok areas, $160k

Rents total about 3200.

Question is, I have a 30 percent downpayment, but none of the lenders I work with, will loan me money on all 3. Any advice on finding a commericial or harder money lender?
