Investment Info:

Single-family residence buy & hold investment.

Purchase price: $449,900
Cash invested: $190,888

Murfreesboro represents one of Tennessee’s most promising rental markets in 2025, thanks to population growth, university-driven demand, job growth, affordability, and investor-friendly taxes. With solid rental yields and appreciation potential, it’s a solid choice since I'm focused on long-term, income-generating real estate.

What made you interested in investing in this type of deal?

The sellers offered $22,000 in concessions. It's a new build in the heart of Murfreesboro, TN. With a significant down payment, the cash flow is $405, and we got a better rate with a buy-down from concessions to 5.75% on a 30-year fixed mortgage. They also dropped the price $5,000, and the property appraised for the original sale price.

How did you find this deal and how did you negotiate it?

Marshall Reddick had this property on their website. I worked with my amazing agent, Natasha, to help negotiate on the concessions and price.

How did you finance this deal?

I had funds from a 1031 Exchange from the sale of our rental property we owned in Burbank, CA. This was the only property we purchased with the 1031 Exchange funds.

How did you add value to the deal?

N/A

What was the outcome?

Cash flow: $405; potentially good tenants that should rent for a long time. Tax-deferred funds help, too, with the 1031 Exchange. We plan to conduct a cost segregation study to help increase the tax advantages.

Lessons learned? Challenges?

1031 Exchanges are challenging, but I love the tax-deferred benefits. The timeline is short (45 days) to find properties. Be sure to be prepared and look at all the details in the contracts.
