Single-family residence fix & flip investment.

Purchase price: $115,000
Cash invested: $175,000

Fix and flip with a lot split

What made you interested in investing in this type of deal?

Location along highway that is being widened

How did you find this deal and how did you negotiate it?

combination of Hard money, private money and personal cash

How did you add value to the deal?

took the property from a hoarder house to a nice home with commercial potential and did a lot split.

What was the outcome?

Currently under a Lease option to a tenant who intends to convert to commercial use.

Lessons learned? Challenges?

Renting a home or commercial space with major road work ongoing is difficult. Home did not sell as planned so we switched to rental which didn't work so we pivoted to Lease option which has been great for both us and the tenant in this project

I was the realtor on this project.
