Cash invested: $80,000
Sale price: $175,000

What made you interested in investing in this type of deal?

mobile home park Zoning was the reason we originally bought the land

How did you find this deal and how did you negotiate it?

found through a local wholesaler

How did you finance this deal?

Cash on hand

How did you add value to the deal?

we got soil testing for septic done which wouldn't support doing a dense mobile home park but would allow for a few homes.

What was the outcome?

sold as owner financing

soils matter and can make or break a deal but you can always pivot to a secondary exit strategy
