Cash invested: $90,000
It was a 4 unit multifamily I found on MLS at the June 2025. It was already occupied and cashflows well making it a great deal!
What made you interested in investing in this type of deal?
I prefer 1–4 unit properties like this one because they generate strong cash flow, and I find that managing a portfolio of single-family and small multi-family homes is more straightforward. Buying and selling these types of properties is also simpler. That said, I’m actively working toward expanding into larger multifamily deals with more than 10 units as I continue to grow.
How did you find this deal and how did you negotiate it?
I found this deal on the MLS, and since the owner is also a realtor, the negotiation was more straightforward. I submitted an offer with no inspection, and the seller didn't have to pay a buyer's commission. During the pending period, the appraisal came in below our offer price, so we renegotiated: I agreed to take on the roof repairs and close sooner in exchange for the seller reducing the sales price to match the appraisal.
Lessons learned? Challenges?
One challenge we face with is financing. Since we agreesd to close sooner for the seller to drop price, we are facing challenge getting the loan approved. It was a challenge race for us and the loan officer. It was a stressful time and I'm grateful that we overcame it. Lesson learned is that sometimes you don't have as time as you thought to complete a deal and you must prepare for it.
