Other commercial investment investment.

Purchase price: $89,000
Cash invested: $60,000
Sale price: $623,000

Bought 89 acres in Belize. Cleared and planted to Teak trees. Worth $7,000 per acre now. $90,000 per acre in 25 years.

What made you interested in investing in this type of deal?

Already own or manage 245 acres of Teak. Longterm investment. Earns money both growing and with inflation.

How did you find this deal and how did you negotiate it?

Asked around for property already in our area.

How did you finance this deal?

Cash only. Interest rates are to high and terms are to short.

How did you add value to the deal?

Cleared and planted trees. Also added 4 hilltop potential building sites at $100,000 per site value.

What was the outcome?

Great project. Used team we already had so little contractor risk.

Lessons learned? Challenges?

Mother Nature always wins. Work around her.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Nope. Different environment down there.
