Rental Property Calulator for a Property to be Purchased with a Hard/Private Money Lo

Hello all. While I'm not new to real estate investing, I'm trying to get better at analyzing deals before making an offer. I've used the Bigger Pockets Rental Calculator for deals done in the past, but the platform doesn't allow me to enter some of the details of a hard money/private loan such as the loan being less than a year. As a result the numbers from the report are skewed. Most of my purchases are buy and hold mid-term rentals and not flips. I sometimes use hard money/private money to get in the deals and then refinance usually using DSCR loans or other available loan products. When using the BP calculator, should I use estimated numbers for a 30-20 year loan and market interest rates or is there some other analysis tool out there that I don't know about. What am I missing?
