Does wholesaler + realtor= Good business

I had a talk with a local realtor today, he said he's investor friendly and will give me a call if he has a deal that has wholesale potential. He also told me I will have to put a 1 percent earnest deposit into escrow.

Have anyone one worked with a realtor doing wholesales? If so can you please educate me on the process.
