$64,000 Owner Finance Deal, 12 Cap

I am new to this forum, having lurked for some time. 

I recently completed another owner carry deal in OH. As I posted elsewhere today, I'm doing more of these transactions due to their more passive nature, compared to rental assets (which I still do too). 

This SFH was $52k and I had a 12k rehab done. Did a proper Dodd/frank qualification of my buyer. It's making a 12 cap right now. The buyer now is handling the upkeep. All is well so far. I will keep everyone updated on how this unfolds in the coming months.

Note to the wise - be educated on Dodd Frank qualif. requirements, they are not difficult but you need to stay in full compliance. Lots of good info on this board about that. Happy investing, all.
