Ground leases

Hi, trying to figure out the what value (rent/sf) a building would be, relative to a comp in a certain market....

ground rent is $220,000/year. Tenant is constructing a 3,000 SF building. Monthly rent should be??

Existing building 4,000 SF. Comp above will support what the new rent will be for the 4,000 SF building.

thanks!

CR
