How To determine FMV of a Mobile Home Park?

Hello Bigger Pockets,

I am in negotiations with a mobile home park owner who is interesting in selling their park and I need a little help determining how to calculate a Fair Market Value of his property.

All month to month land only deals no mobile home owned parks.
