What to offer now?

Basically asking price 125,000

Offered at 110, with closing

Met in the middle eventually at 116,000 seller paying closing costs. 

Here's the issue so far so seller said roof was replaced in 2009 but upon inspection by certified inspector he said roof will be needing replaced within a year. Where to go from here what to offer? Normal 3/2 1600 sq ft house in northern snow country.
