Commerical Property Value

Hello all. How are you all?

I have come across an amazing opportunity in a commercial real state property and I am looking to Wholesale the property. I want to be thoroughly prepared when my offer comes across the desk of an investor or I approach an investor. The Owner has an asking price, but I want to see if his asking price matches the true value in the property. Where could I get the true value in this property without hiring an Appraiser? Or is this inevitable and I need to go with an appraiser?
