I'm new to investing and do not know how qualify a potential market in which to invest. • How does one identify where in the real estate cycle a market is currently in or heading? • Where does one get the information to analyze a market?

@James SestitoHi James. Newbie investor here. I am very familiar with a couple local zip codes where our company does contracting work - but I would like to identify more neighborhoods to invest in within 90 minutes of my home. I would like to find rentals, which will appreciate, and use the criteria of 2% and 50% rule to find something that fits this mold. I have also heard on the BP Podcasts (spec. episode #46) about using Population and Job growth to identify neighborhoods to invest in. Are there specific ways you go about this? My best guess at pursuing this, would be to follow your local business journal regularly and try to identify if there are large businesses, retail, or other activity coming to an area. But is there is a way to look zip code by zip code and have a map of job growth / pop growth to work off of? I may be picking at trade secrets here, but would love to know.

Couple of quick tools - - Craigslist - Look for rentals in the neighborhood you are thinking of buying in. Is the whole street 'For Rent'? Bad sign. - Job growth - population growth - median ages --- all information that can be found with google searches. - Put feet there - Walk/ Drive around - do you feel comfortable? Would you live here?
