To View or Not to View
Hello!
I set up PatLive to take my incoming calls because I work 9 to 5pm. I provided them a seller call script if you will with specific questions to ask. Anyway, Do you call the seller back to view the property even if their answers to these questions indicate that they are A) Not motivated, and B) aren't really looking to sell (i.e. price shopping). I know it's novice questions but that's why I went pro to learn from the experienced investors. For example there's one guy who's lowest offer would be about $160k, assuming that the ARV IS about 160k then would this be considered a waste of time? My concern is, he's done some work on the property so it isn't in bad condition and I don't think I know enough to find issues wrong with the house. When asked why he wanted to sell, he said "just because I live out of state, no rush"

Co pletely agree with @jonathan makovsky. Not a waste of time talking to and meeting all sellers in the beginning.
For me to do an at or near FMV house that doesn't need a lot of work I like low equity sub2 or seller financing. Go get em and good luck!
