19 SFR's & 47 MF Units off market portfolio deal...

I have recently been working on improving my systems and looking to hire some help, and one of the very first batch of letters I sent out finally called me!

Turns out they are building some hotels and want to get rid of their SFR and Multi Family portfolio. Ready or not, here it is.

We are definitely in the courtship phase, but I am brainstorming just what I might do with this large of an opportunity. I'm not excited yet, because we haven't even talked pricing. (If they say some good numbers I'll get excited.)

Chances are high they want top dollar.

BUT, in the event we can work something out, I'm wanting to see what I can do with this!

Considering coming to agreement on entire package, then writing individual contracts per property. I might wholetail the SFR's (before closing on MF's) to get some capital for the down payment. Might see if they'll do a 20% carry back on the portfolio. Also might get some partnerships going with local experience to be able to pass a bank underwriter's inspection.

Could just wholetail the SFR's and pass on the rest. Who knows. Stay tuned.
