Is this a great deal?

I've been debating over this property for a few months. I do HVAC and found it from one of the many landlords I work for. It's a up/down 2br 1b each duplex. New windows, 7 yr roof, good foundation. Separate utilities beside water. Landlord pays water. C+ neighborhood. Now for the numbers. $450/each unit. Insurance  $429. Taxes $1023. He initially wanted 45000. I got him down to 40000. He wants 10% down and amortization length is up to me. If I do buy, what are your suggestions for how long a amortize for? Thanks for any advice.
