Wholesale mobilehome & land deal in Texas

An individual contacted me about buying his mobile home on private land (not in a park).  He is not soliciting this MH/land and he owns both free and clear.    I would intend to wholesale the MH & land together to a buy & hold investor with cash.    Has anyone in Texas completed this type of deal?
