Phoenix area newbie looking for help

I have a distressed owner looking to sell their very distressed rental property AS IS in Maricopa, AZ. I think there is some real potential flipping this property. I live in the Phoenix - Ahwatukee area. I'm a newer real estate agent but I'm looking to get into investing/flipping.  What is the next step?  Haha I am very new to all of this !   Thank you!

@Kol Houston  Your next step is ti figure out if it really does work.  

  1. What are neighboring homes selling for in good condition or freshly remodeled.  
  2. What it the cost for repairs, get real estimates and quotes.
  3. What is the buy price
  4. If you add the purchase price, rehab costs, and selling expenses, is there enough profit left over to make sense going forward.
