I Think I Have A GREAT Deal. Help!

Here are the numbers...
Price: $46,000
Rehab: $40,000 (Top End)
ARV: $120,000 (Low End)
3 units all 2 bed 1 bath.
One building is upstairs/downstairs. Separate unit is at the back of the property. Not classed as two parcels though.
Once renovated should gross rent $2300 on low end and will only rise significantly as the area is in total revamp and booming.
May need some help on getting all the money but want to know thoughts on if it's a deal??
