Rehab in New Port Richie

Hello BP Tampa My name is Tom and I'm from Charlotte,NC. I'm here in the Tampa area visiting. I come down here several times a year. I've come across a property in the New Port Richie area north of Tampa. I'm trying to calculate my repair costs and have not had to deal with a pool. I've come up with the rest of my repair estimate but not sure about the cost to reframe and rescreen a pool. Plus pool is lock and covered so not sure the condition of the pool. If anyone can estimate the screening and possible pool repair it would be very helpful. This is what I'm looking at right now ARV 215000 recent comps 225000-239000 My ARV is based on garage was turned into 4 bedroom That's a separate question would eliminating the garage and adding a 4 bedroom increase or decrease ARV? I decreased it. Repairs without pool are 25000 Roof, flooring, siding, paint update kitchen and baths. Cabinets look good might just need to update countertops Holding and closing 33000 Will wholesale for 90000 Any thoughts on my numbers and suggestions would be appreciated Thanks
