Direct mail takes time and us expensive,
but I have a house under contract, negotiating on another house, and have 2 warm/hot leads (they previously agreed to my offer then decided not to sell).
The house is a seller financed deal. 10k down payment for a 10 year term at 4.5%. ARV: 200k. Price: 140k. Repairs: 5k
