Duplex in Indy

I have the opportunity to wholesale a duplex in Indy. Each side will rent for $600. The property taxes will be $1,830, plus sewage and trash. I can get it under contract for $53K (what he currently owes), and would like to assign for $58K, It's ARV is $80,000. One window needs to be replaced. The kitchens could see a little love, the walls on one side have some holes and need to be cleaned, filled and painted. The siding and gutters need to be repaired, and the roof will need to be replaced within 5 years. Both sides are currently rented on a month to month lease.

Any advice you cold offer would be greatly appreciated.

@Eric Andrews my experience with duplexes in Indy is that investors want 2% after repairs.  There are a lot of duplexes out there that can be had.  I think it also depends on the neighborhood.
