I recently closed my first sub2 deal.

the house was a 3yr old home worth about $188K. I was able to get it for $149k.

There is currently a tenant in it until the end of July. When that tenant moves out I plan to sell it on lease option.

Nick did not ask me to do this but I wanted to give a shout out to him because of the help he gave me a long the way while I was trying to get this deal done.

I've never met Nick face to face, but as I've read his posts on BP I could tell he was a sub2 expert. So I reached out to him via email and private messages and asked him a ton of questions about the deal I was working on. I know he was probably very aggravated with me, but he was always more than willing to answer my questions and give me advice. He truly is the real deal when it comes to doing sub2 deals.

Thank you Nick for your help. I don't think the deal would have gone as smoothly as it did without your help.
