Second Guessing My First Offer

I submitted an offer today, and I'm still not sure I have this right, but am going forward with this as a learning experience.  The property has 3 units, and will be owner occupied, but I added the owner unit rent as if I was renting out the whole complex to see what the numbers looked like and here is what I got. 

My question is around the Vacancy and Management dollars next to the pie chart.  IF the property is full, and I am managing it myself (gulp), do i then add that into the cashflow?  Meaning that this property would cashflow $685 a month?

@Julie Belton, aah, I hadn't noticed the ARV earlier. I'm wondering WHY anyone would pay that much for it though, if it's for investment purposes? ie. I believe even your own home should make good investment sense - but I still don't see that here - especially if you're living in its penthouse!

(In general, I recommend NOT including the rent you're not getting as if you were getting it).

And of course I don't know the market there, or its appeal to $400k+ buyers, so you can take my comments with as many grains of salt as you like. All the best...
