structuring lease option deals with sellers

Im back again Bigger Pockets. I am trying to start making plans toward lease options as a wholesaler here in Raleigh Nc. I am wondering if there are any realtors or investors in wake county who have plenty of experience with this and could give me insight on how this works.

Make sure you read and fully understand in our state. If I didn't own the property, I would be very, very leery of entering into any lease option (or lease purchase) agreement with or without a broker's license. Think about this one for a couple seconds... the law was enacted in 2010 (post financial crisis) for a reason. Any idea what that reason might be?
