Triplex deal analysis: Cost $34,500 rents at $850/mo

Hi all, I have been trying to spend time analyzing buy and hold cash flowing deals. I came across one that looks decent in a suburban market that is doing OK. What are some potential reasons the cost might be so low that I should be looking for? The triplex has 2/3 units rented, currently $850 per month for the 2 larger units.
