Obtaining Financing For A Church Turned Into Apartments

Good Day,

Seemingly having issues obtaining financing for a church turned into three apartments because similar comps are not able to be found. It is in good shape. All units are rented and is cash flowing about $1k a month. It is located in a 3,000 person community without anything to comp for unique multifamily housing rental sales or regular multifamily housing sales for that matter. The person that owns it converted it themselves and is rightfully asking a much higher price than what they purchased it for pre-conversion.

Advice on how to obtain financing through a lender?
