One of the things I'm afraid of about buying my first property is not being able to rent it out. Landlords who weren't able to rent a unit out, how did this happen and what have you done differently since then?

@Daniel Fazio - Sounds like you are letting fear get in the way of action. Its easy to allow yourself to fall into the trap of analysis paralysis. My wife an I have a simple rule: we don't invest in homes or areas that we would not want to personally live in. That means that we always rent out well maintained homes that aren't located in war-zones. After that - market conditions will rule. Your house will rent, but not if your price yourself out of the market.
