Offer without insulting?

Looking at a quadplex. List price is $365k. Comps support $290k. BUT, I'm looking to ask for seller financing. How do I go about offering near the comps without insulting the owner so I can still negotiate financing?

If the house costs 290k, then it costs 290k. There is no insult in telling an owner the truth. People tend to overestimate what their property is worth and underestimate how much work it actually needs. Show the owner the comps support the offer you are making and if you can find any flaws or setbacks with the property, use that to get the price lower.
