Mold Question, is this a deal breaker??

Hi BP, 

I am looking at buying a single family home as a buy and hold investment property.  The house is 90% rent ready.  The remaining 10% is there is a little mold in the bathroom.  The water has not been turned on in 1 year so I am unable to see where the leak/moisture could be coming from.  Is this a deal breaker?

Hey @Cassidy Burns I live and buy down in Florida and have two mold remediation jobs under my belt.  One fairly large in the 8k range.  I wouldn't be scared with a mold problem that's contained (which appears to be the case in the picture) but I can't be sure that is the case in your scenario.  

There are home remedy solutions with bleach that can kill mold and plenty of bottle solutions at a local home depot and it looks like you'd have some minor repair work.  My main suggestion would be to make sure to look around and confirm that the issue is isolated to just that area.  If so, I wouldn't be scared in the least to deal with that as an fyi.

As a last note, in Florida building code requires on a mold remediation to cut the drywall up (x) inches above the mold area and replace that drywall so make sure to check with local municipality building codes when get repairs done.
