Townhouse in NJ (appraisal came in lower)

Hello All- j just bought a townhouse and would like your advice as to what to do next since the appraisal came in lower. Final offer after counter and before appraisal was for 143.5k (w/sellers assist of 6k) Appraisal came in at 135k Sellers want offer of 135k (w/sellers assist of 3k) Is 135k ok for me to accept? I am worried about losing money when I sell it (assuming value of house doesn't appreciate) because of the closing costs. Any advice is greatly appreciated. Thanks, - Laura
